What Affects the Cost of a House Extension

The cost of a home extension depends on several factors. We provide itemised quotes with clear allowances so you know exactly what is included before any work begins.

The main variables are build type (ground floor vs second storey), total floor area, site conditions (slope, soil type, access), level of finish (standard vs premium), and what approvals are required. Extensions that involve structural changes, plumbing, or electrical work cost more than simple room additions with standard finishes.

We include council fees, drafting, compliance checks, and construction in our fixed quotes. We recommend homeowners allow a contingency of five to ten per cent for weather delays and minor variations. By working with a builder who understands the local conditions, including clay soils common across parts of the region and access constraints on newer estate blocks, you avoid underquoting and mid-project cost increases.

Council Approvals for Extensions

Most home extensions require approval from council, either through a Development Application (DA) or a Complying Development Certificate (CDC). The pathway depends on your property’s zoning, lot size, heritage overlays, and environmental factors like bushfire or flood risk.

If your project qualifies for CDC, the approval process is faster, often reducing wait times by several weeks compared to a full DA. If a DA is required, we submit complete plans and manage all responses to council feedback.
