How We Build a Second Storey
Adding a first floor to an existing home is a major project that requires careful planning and skilled execution. Here is how we approach it.
Structural assessment. Before any design work begins, we assess your home’s existing foundations, frame, and load paths. We engage structural engineers to confirm whether the current structure can carry an upper level or whether reinforcement is needed. This step avoids surprises later in the build.
Design and approvals. We work with you to design the upper level layout, then prepare plans for council approval. Second storey additions in the Camden and Macarthur area typically require a Development Application (DA) due to height limits, setback rules, and overlooking controls. We prepare compliant plans and manage the approval process on your behalf.
Temporary roofing and weather protection. Once approvals are in place, we remove the existing roof and install temporary weather protection to keep your home dry during construction. We plan the roof removal around weather forecasts and work quickly to get the new frame and roof sheeting in place.
Framing and construction. We build the upper floor structure using engineered timber or steel framing, install floor joists, wall frames, and the new roof. Windows, cladding, and external finishes are selected to match or complement the existing ground floor so the addition looks like a natural part of the home.
Internal fit-out. Once the shell is weathertight, we complete the internal work including insulation, plasterboard, electrical, plumbing, flooring, painting, and fixtures. We install the staircase, connect all services, and finish every room to the same standard as a new build.
Handover. We walk through the completed addition with you, address any final details, and provide all compliance certificates and warranties.
