Granny Flat Approvals in NSW

Most granny flats in NSW are approved as a Complying Development under the State Environmental Planning Policy. This pathway is faster than a Development Application and is available to most properties that meet the standard requirements.

The main rules are: the block needs to be at least 450 square metres, the granny flat must not exceed 60 square metres of internal floor area, and there are setback rules from boundaries that vary by lot size. Site coverage limits and access requirements also apply.

If your property does not meet the standard requirements, a Development Application through council may still be possible. We assess your block during the initial site visit and confirm which pathway applies before any drafting begins. We handle all paperwork, lodgement, and certifier coordination so you do not have to deal with council directly.

What Affects the Cost of a Granny Flat
